Summary:

The PUSD Maintenance Services Lead is responsible for leading Maintenance to support high volume wafer fabrication.  The PUSD Maintenance Services Lead will be empowered to meet performance objectives and to work with the factory module teams to meet the performance requirements.  

 

The PUSD Maintenance Services Lead will work in cooperation with other technicians, engineers, and managers to ensure that all process specifications are met, and to ensure efficient completion of projects. 

 

Responsibilities:

  • Performance of ongoing preventive maintenance and repair response work orders on facility mechanical, electrical and other installed systems, equipment and other components.

 

  • Maintain, operate and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair and related grounds as it pertains to facility.

 

  • Perform assigned facility inspections, vendor work and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.

 

  • Respond effectively to all emergencies.

 

  • Prepare and submit to management as directed a summary reports listing conditions found in the performance of assigned work, and recommend and/or suggest action to be taken.

 

  • Study and become familiar with the various items of equipment, and the methods required to use them properly, that are required in everyday activities.  This is to include building automation systems, fire/life safety systems and any other building related equipment.

 

  • Comply with all TSMC safety procedures; maintain good housekeeping and safety of work areas.  Recognize danger and safety hazards and propose methods to eliminate them.

 

  • Maintain compliance to State, County and City Ordinances, Codes and Laws where applicable.

 

  • Must be willing and able to support any after-hours building related activity as required.

 

  • Attend periodic training seminars.

 

  • Interact with external and internal customers with a positive demeanor.

 

  • Foreman for and advise maintenance staff and monitor performance of their assigned responsibilities.  Performs and/or directs the performance of all maintenance departmental service requests and work orders, ensuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience to operations.

 

  • Assist the Public Utilities Service Department (PUSD) with operational recommendations such as capital and annual budgets and process improvement efficiencies.

 

  • Provides training aimed at expanding the capabilities of the operations staff.  Specific duties include but are not limited to demonstrating the proper use and care of tools and instruments, giving hands on instruction in basic maintenance, safety and troubleshooting procedures.  Maintains documentation of training for the site.

 

  • Maintain and update current update CMMS information for facility.  Specific duties include but are not limited to scheduling and execution of preventive maintenance with minimum disruption of building services, performing and/or delegating preventive maintenance tasks to the appropriately qualified maintenance staff or vendor, orders parts and equipment for required for repairs, maintenance and installation of new equipment as required and maintains inventory levels as needed.

 

  • Directs the performance of contracted maintenance work as needed.  Specific tasks include but are not limited to insuring the timely performance of maintenance contract work, overseeing the fulfillment of equipment warrantee obligations by the installer and securing equipment manuals and drawings from the installers/contractors.

 

Knowledge and Personal skills:

The Maintenance Services Lead must have knowledge of industry standards, codes and regulations, and the ability to apply to maintenance operation of site facilities systems:

Experience, Education, and Training:

  • Bachelor’s Degree in an engineering discipline is preferred.
  • High School Diploma is required.
  • Have a minimum five (5) years of technical experience in all aspects of building engineering with a strong background in HVAC, plumbing, electrical equipment, repair and maintenance and overall system design and application preferably in a large-scale Industrial campus setting.
  • Extensive building systems knowledge, preferably with CMMS, BMS/SCADA.
  • Fundamental understanding of at least 1 discipline: Electrical, Mechanical, Water, Controls or Gas & Chems.
